Demand For Real Estate Agent Has Augmented

The need for Real Estate agent has come into fore with the remarkable growth in the Real Estate Business. The role of Real Estate Agent becomes so important these days as more and more people show interest in becoming home owners and the demand for real estate need increases. In the past one agent used to provide services to both seller and buyer but as the real estate market changed people started to realize that specialized service is more logical and beneficial. In completion of process, the potential buyer/seller in the real estate market is looking for agents who can provide you with services that are specialized with the regard to skill, information and services. When a real estate agent represents both buyer and seller it really restricts agents to provide impartial service to either party.

Let's look at the both (Seller/Buyer) scenario separately. As a representative of the seller and being in the list of agent of him, he should be morally, ethically responsible only to seller.

With the absolute right received to sell, the real estate agent is swearing the seller that he will be an all out effort to market the home and find the best buyer at maximum possible market price for the home.

While representing the buyer as a real estate agent, it is the duty of him to select right home for buyer and also information related to the community. The details such as population, crime, climate, schools, traffic, living standards etc., of the community are the natural interests of the buyer who wants to buy a real estate property in a new community. Buyer's real estate agent should be well informed with all these information so that he can provide that information to buyer. A buyer can make decision easily with this information. The moment buyer becomes ready to buy real estate property in the community, the other part of the real estate agent’s duty begins. It is the duty to discover a real estate proper of buyers choice as an agent of buyer. The real estate agents of the buyer should negotiate with the seller for best market price.

So if seller and buyer are represented by their own specialized agent then both agents can play a partial and specialized role for their client.

If there is one real estate agent for both seller and buyer, it is only natural that he would fail in providing specialized service to both the parties. Both buyer and seller require different type of services. It is, therefore, felt that there should be a specialized service in the process of buying and selling to get impartial specialized service by both buyer and seller.

The role of specialists in the world of real estate has assumed importance which was not there in the past at all. The industry is witnessing a blast of agents with specialized qualities representing sellers or buyers as they require more services. Since there is only one client who is going to bother them, these specialist agents can provide quality service and maintain complete impartiality during the transaction.
